ROOM BOOKING AGREEMENT
for Royal Aloha 505
All guests book on this website, will be prompted to digitally sign this agreement before the booking is accepted.
The Booking Agreement is made between ROYAL ALOHA 505 owned by Loan Le & Lewis Hitchcock (Host) and the Guest (name listed in the confirmation email).
The property is located at:
Royal Aloha Building, Apt 505, Honolulu, HI 96815.
This Agreement applies to all members of the Guest's party/family no matter the age or affiliation ("Group"). The Guest acknowledges that The Guest is responsible for sharing this booking agreement, house rules, cancellation policy, and its requirements, with all members of the Group and anyone else permitted onto the Apartment 505 by the Guest.
In consideration of the booking received and the mutual promises contained herein, the Host does hereby agree for the Guest to book the Royal Aloha 505 under the following terms and conditions:
1. The Guest agrees to abide by all house rules as listed below:

No smoking: No smoking or vaping inside the unit. Royal Aloha policy: a fine of $100 will be issued per smoking violation.

No noise: Quiet time: 9:00 pm - 7:00 am

No parties: No parties or large gatherings of unregistered guests. Drug use and excessive drinking are prohibited.

No pets: no pets, wildlife, or animals of any kind in this unit.

Empty trash: empty trash at the end of each day to prevent ants & cockroaches. the trash room is on the left side of the elevators.

Save energy: keep electricity costs down by turning off ACs anytime you are not in the rooms.

Food: no leftover food in the kitchen overnight. No food in the bedrooms. This helps prevent ants & cockroaches.

Shoes: The Host prefers no shoes in all rooms. We provide house slippers in the unit.

Lanai: no clothes or towels hang in the lanai. Royal Aloha policy: a fine of $50 will be issued per incident.
2. In the event the Guest wishes to terminate this agreement, the refund policy is as follows:
Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.
3. A payment of 50% is taken by the Host at the time of the booking. Any remaining balance must be paid 30 days prior to the arrival date, or this Agreement may be canceled by the sole option of the Host.
4. No refunds will be provided due to inoperable appliances, pools, elevators, etc. The Host will make every reasonable effort to assure all appliances are remained in good working order. No refunds will be given due to any external causes such as power blackouts, water shortage, flooding, external noises, construction at adjacent properties, or mandatory evacuations of the area by county officials due to disasters.
5. In the event the Host is unable to make this Royal Aloha 505 available for any reason other than described above or a reasonable substitute as determined by the Host, the Guest agrees that the Host's sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall the Host be held liable for any special or consequential damages which result from this unavailability.
6. The Host may terminate this Agreement upon the breach of any of the terms hereof by the Guest. Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately.
7. This Agreement shall be enforced under the laws of the State of Hawaii within which the Royal Aloha 505 is located, including any applicable rental acts of that state, and represents the entire Agreement.
NOW, THEREFORE, in consideration of the mutual agreements and covenants herein contained, Guest has read and agreed to the following:
I understand the house rules, cancellation and refund policy, and booking conditions upon which I am agreeing to book this Royal Aloha 505.
I am over the age of 21 and assume responsibility for all members of my Group. I will abide by the rules and accept this booking's conditions.
The Apartment I stay in will be returned in the same condition in that I found upon checking in, and I will be responsible for all damage and/or loss that may occur during my stay period.
